Soi 16 is primarily home to offices and apartment buildings, with only a few condominiums, many of which are older. In my opinion the best condo in the street is Domus 16. The building was completed in 2005, a time when developments didn’t typically offer as many facilities as more modern buildings.

– Controlled access system to residential units & facilities
It should be noted that the common fees of only 40 THB / sqm are very low for such a building. That doesn’t have to be a problem. But I still want to mention it, since some older buildings in Bangkok have the problem that the common fees were set very low many years ago and the predominantly Thai community of owners does not agree to an increase. If Domus 16 becomes a serious option for you, we would take a closer look at the building’s financials to ensure everything is in order.
Since the building has only 67 apartments in total, there is currently only one apartment on the market that falls within your budget.
Unfortunately, we do not have any floor plans of Domus 16.
The only 2 Bedroom unit currently available, with 102 sqm, is priced at 28,325,000 THB (1,254,000 AUD). The next larger apartment is significantly higher, at 78,000,000 THB (3,451,000 AUD).

Millennium Residence is certainly the most well-known condo in Soi 16. It was completed in 2009 and has over 600 apartments.
The quality and facilities are definitely above average for Bangkok. However, in my opinion, the building cannot quite match the other condos on the list in these aspects. That being said, the apartments here are significantly more affordable.

SCOPE Langsuan is one of the most luxurious freehold condominiums in Bangkok.
Hardly any other property offers the quality and facilities as this one.
Officially, the price for a 1-bedroom condo with 86 m² directly from the developer starts at 48,000,000 THB.
We were there again this week to get the latest offers. The show unit including furniture is currently available for 35,000,000 THB (1,519,000 AUD).
For a unit without furniture there would still be a negotiating margin of about 3,000,000 THB.
This would leave 32,000,000 THB (1,389,000 AUD) within the budget.

The 1-bedroom condos at Saladaeng One are slightly smaller than your requirements. However, I would still like to show you the building as it is one of the rare freehold properties with Lumpini Park view.
Saladaeng One is a luxurious and very high-end project that was completed in 2018. There are only 187 apartments on 33 floors.
The 1-bedroom condos are around 57 m² and start at around 20,000,000 THB (868,000 AUD), depending on location and furnishings.

Timeless in style and elegance, 185 Rajadamri is Bangkok’s only freehold luxury residence in the prestigious Rajadamri neighborhood. Construction was completed in 2014.
In 2013, 185 Rajadamri received two awards as the ‘Best Luxury Condo Development (Bangkok)’ at the Thailand Property Awards and the ‘Best Condo Development (Thailand)’ at the South East Asia Property Awards.
The 1-bedroom condos are 69 m² and start at around 22,000,000 THB (955,000 AUD).

28 Chidlom is a new luxury high-rise condominium project for sale located in central Bangkok, Chidlom road. 28 Chidlom offers best of city center convenience being few steps away from the Chit Lom BTS Station & Central Chidlom shopping center with a close access to the Lumphini Park.
28 Chidlom is featuring 2 high rise towers, The Villa and the Tower, both offering luxury condominium residences with high-end amenities.

Coco Parc is a new project directly opposite Benjakitti Park. It is planned by a renowned developer but managed by Dusit Hotels. The concept is a luxury condo with all the amenities of a 5 star hotel. For example: housekeeping service, flower service, pool service, concierge, private parlor.
2-Bedroom condos are around 62 m² and cost 18,800,000 THB (816,000 AUD) direct from the developer. There is still some room for negotiation on the price.

The Siamese Exclusive Queens is one of the last freehold condos in the area.
Thanks to the combination of condominium and hotel, property owners can enjoy all the hotel’s amenities. For example, you can have breakfast at the in-house restaurant on the 28th floor or indulge in the spa.
An unfurnished 2-bedroom condo with 75 m² is available for around 15,000,000 THB (651,000 AUD).
Common Fees: 85 THB / sqm / months

Q1 Sukhumvit is located directly on BTS Nana, not far from Benjakitti Park.
The smallest condo in this project is a 92 m² 2-bedroom. The price is 32,000,000 THB (1,389,000 AUD) for this unit.

Many of the buildings in your preferred area around Lumpini Park and Benjakitti Park are Leasehold properties. The land in this region belongs to the Crown, and developers lease it from the King. These developers, in turn, lease the apartments to potential buyers. Therefore, I have not included Leasehold properties in the list.
The selection of modern and luxurious Freehold properties in this area is somewhat limited. Many of the buildings are older or exceed your budget.
However, I believe the properties listed above are excellent choices for this location. All the projects included are Freehold condos, meaning you can own them 100%, and they fall within your budget.
